Late Summer Across The Causeway: What Just Opened Near The Estates North

The William Lehman Causeway takes about four minutes at the posted limit. For most of the last decade, that short crossing separated two very different rhythms: the quiet oceanfront on the east side, and a mall on the west that residents used mainly for practical errands and the occasional dinner. That relationship has changed this year. The stretch on the far side of the bridge has been absorbing luxury openings at a pace that now rivals Bal Harbour and the Design District, and the practical effect for owners at The Estates at Acqualina North is that a routine drive-across has quietly become a destination in its own right.

This is a resident's guide to what has actually opened, what is arriving before the holiday season, and how the pieces fit together into a Saturday that no longer requires leaving the north end of Collins Avenue for a full day of it.

The five-minute rule, updated

The reason to pay attention to the west side of the causeway right now has less to do with any single opening and more to do with what the collective slate is doing to the neighborhood's center of gravity. Aventura Mall was voted Best Mall in the United States by USA Today 10BEST Readers' Choice 2026 for the second consecutive year, and its luxury tenant list includes Prada, Dior, Hermès, Gucci, BVLGARI, Louis Vuitton, Cartier, and Valentino. That was already true a year ago. What is new is the density of arrivals stacking on top of it.

A few practical anchors worth noting before the roundup:

  • Brightline connects South Florida from Miami to Orlando with a station directly across the street from the mall.
  • The Aventura Market, described by the destination bureau as South Florida's largest indoor farmers market, runs every weekend.
  • The Abbey Market sits inside an open-air section of the property and is where several of this year's dining openings landed.

None of that is new. What is new is who has moved in around it.

The dining ledger, 2026 additions

Rather than listing every restaurant on the property, here is what has actually opened or is scheduled to open in the calendar year, in order of arrival:

  1. Crema Gourmet at Aventura. Crema Gourmet celebrated the grand opening of its Aventura location on April 8, 2026, an all-day dining concept and part of the brand's continued expansion across South Florida. Useful for the morning end of a Saturday, before the mall itself gets busy.
  2. Bulla Gastrobar Aventura. Bulla Gastrobar has officially arrived in Aventura, continuing the legacy that began in Coral Gables with modern Spanish dining, communal atmosphere, and shareable tapas. Lunch runs Monday through Friday, with dinner, brunch, and a daily happy hour from 4 p.m. to 7 p.m., and the menu leans on paella, grilled octopus, jamón serrano, and a Spanish wine list.
  3. JOEY Aventura at The Abbey. JOEY's first Florida location is now open, positioned at The Abbey at Aventura as a refined casual dining option.
  4. JARANA. The Peruvian concept is open for lunch and dinner daily and brunch on Sundays, also located at The Abbey at Aventura.
  5. The Amalfi Llama, incoming. Built around an open parrilla grill and a wood-burning oven, the concept pays homage to coastal cultures across Patagonia and Italy, and is set to deliver its ethos to two U.S. markets: Miami's Aventura and San Diego.

The through-line here is worth pausing on. Two years ago, the strongest chef-driven dining near the towers required a drive south to Bal Harbour, Surfside, or the Design District. The 2026 additions cluster within a single property that residents can reach without a valet stand or a traffic pattern that changes with season. That is a shift in convenience that median-price data will never show up in.

The luxury shelf, mid-2026

The retail slate is where the mall's identity is most visibly moving. The additions are not incremental; they are category-defining brands that were not on the tenant map twelve months ago.

Brand Status Size / detail
Missoni Opened August 3, 2026 Approximately 1,600 square feet, second South Florida location after the Design District flagship
Revolve (with Fwrd) Slated to open in 2026, incorporating the brand's designer luxury division Fwrd 4,512 square feet, sized between the Los Angeles outpost and the Aspen store
UNIQLO Expected to open late fall 2026 Two-level store at the former Urban Outfitters space at 19501 Biscayne Boulevard, one of the brand's first South Florida locations
Celine Debut planned for 2026 First mall location
CH Carolina Herrera Expansion planned for 2026 Enlarged footprint
Dolce & Gabbana Second location with expanded offering opening in 2026 Two-store presence

A resident does not need to care about any specific brand on this list to understand the aggregate signal. When Missoni chooses a mall as its second South Florida address after the Design District, and when Revolve treats it as the third U.S. store the company has ever built, the tenant selection process has shifted from "who wants a mall storefront" to "which flagship-caliber house has not yet planted a flag here." Revolve's leadership describes Aventura Mall as Florida's largest, drawing both locals and international tourists, with an existing customer concentration in South Florida.

A brief digression on Missoni

Because the Missoni opening is the freshest on the calendar, it is worth a slightly closer look for anyone planning a first visit this month. The boutique's architecture reflects the balance between innovation and heritage that has defined the house for decades, welcoming visitors with a contemporary façade inspired by the brand's signature zigzag motif, interpreted through tonal gradients that transition from white to light gold, with integrated lighting that creates gentle movement across the exterior. The interior extends beyond fashion into the full lifestyle universe, from celebrated knitwear and tailored ready-to-wear to accessories, resort-inspired beachwear, and the Missoni Home line.

The store's flexible layout is also relevant if you plan to return. Every display fixture has been designed to move freely, allowing the interior to evolve with seasonal collections and merchandising concepts through the year. Translation: the store you see in August will not be the store you see in December.

A Saturday, revised

Here is what a resident's weekend can now look like without ever pointing the car south:

Morning. Coffee and a light breakfast at Crema Gourmet, then a walk-through of the Aventura Market for produce and pantry pieces. The market runs across the property every weekend.

Late morning. A pass through the new luxury arrivals. Missoni first, if you want the store while it is still in its opening arrangement; then whichever of the new houses on your list is open by the time you visit. If UNIQLO has opened by your Saturday, its two-level space at the former Urban Outfitters address is the practical stop on the list, not the aspirational one.

Lunch. Bulla Gastrobar during its Monday-to-Friday lunch service; on a Saturday, brunch or the daily happy hour window from 4 to 7 p.m. Alternately, JARANA's Sunday brunch is worth reserving if the weekend shifts one day forward.

Afternoon. The art loop. Aventura Mall's public program includes German artist Carsten Höller's Aventura Slide Tower, alongside the mall's 300 stores, 50 restaurants, and dog parks. The three-level expansion wing incorporates the "Arts Aventura Mall" program, with the Slide Tower joined by work by Swiss artist Ugo Rondinone and art-furniture master Wendell Castle, plus an outdoor splash fountain featuring bronze sculptures by The Haas Brothers. If you have never treated this as an actual art walk, it is worth an hour.

Evening. Dinner at JOEY, or at The Amalfi Llama once it opens. Both sit at The Abbey, which means you can settle in for a longer meal without shifting cars.

Optional. A Brightline pickup or drop-off. The station across the street from the mall makes it possible to have friends arrive from Miami or Orlando for the day without dealing with airport rentals or ride-share surge in either direction.

The point

The value of the west side of the causeway is no longer defined by any single anchor. It is defined by density. Enough of the pieces a resident cares about, in one direction, close enough together that Saturday becomes a walkable half-day rather than a five-stop drive.

The specific consequence for owners at The Estates at Acqualina North is that the tower's effective neighborhood has extended. A stretch that used to be a mall visit is now a second social district with its own restaurants, its own retail rotation, and its own reason to stay for the afternoon. The oceanfront is still the reason to live where you live. The causeway is simply doing more work than it used to.
